City of Elizabeth Public Question — $20 annual rent increase cap (Union County)
Ballot measure · November 3, 2026 · Elizabeth voters
Results: the official election results site. Counts are unofficial until certified.
- What it does
- Shall the City of Elizabeth amend its Chapter 5.70.60 Municipal Code on Increases in Base Rent to add a $20 annual rent cap so that no landlord shall request or receive any increase in base rent in excess of three percent or twenty dollars, whichever is less, over the base rent received for the twelve (12) months prior?
- A YES vote means
- Elizabeth landlords could not raise base rent by more than 3% or $20, whichever is less, over the past 12 months' rent.
- A NO vote means
- Elizabeth's rent increase rules would not add this $20 annual cap.
- Needed to pass
- A simple majority: more than half of the YES and NO votes on this measure must be YES. Leaving it blank doesn't count either way.
- Left–right lean
- A YES vote leans strongly left; a NO vote leans the other way (AI-estimated from the official ballot summary, 74% confidence).
Background
According to the interpretive statement on the Union County sample ballot, the amendment would restore an annual dollar cap on rent increases that Elizabeth's rent control ordinance contained in 2022, until the City Council amended the ordinance.
A 'Yes' vote would limit base-rent increases to 3% or $20, whichever is less, over the prior 12 months' base rent. A 'No' vote leaves the current rent control ordinance (Municipal Code Chapter 5.70.60) unchanged.
